The magic of Home Staging

Today I want to talk with you guys about how I spend some of my weekends, yes my interior decorating weekends!

My brother came from Colombia to visit us for the holidays. Since we are so similar, we get to enjoy different-weird-kindof activities. We went to Chambly to look for apartments for rent. 

Chambly is around 40 minutes away from Montréal towards the south, a beautiful town with lots of history. It’s the home of Fort-Chambly and Chambly Canal. Later on I will make a post dedicated to Fort-Chambly, since I’m very lucky to work in a project for this beautiful historical place .

Now coming back to this post home-staging post, in Chambly we visited 2 new construction projects. The first one impressed us so much, that it was very hard to really love the second one. You want to know why?

The magic of Home-staging!

Home-staging is a topic I love, because it’s about decorating a house, to make it the most appealing for the highest number of future clients. The first impression is the most important impression because it’s going to be how clients will remember their future home. 

So to give an example, the first project we visited was about a 4-plex where it was possible to walk through all of the apartments. It was a showroom, where each apartment had rooms with different finishes (for the people who was buying or renting a brand new apartment, they could choose the ones they prefer). But the WOW of this project was how decoration influence the way we perceive spaces. The decoration of this project was thought till the last detail: the mix of beautiful furniture, the white walls with a touch of dark wallpaper, the huge sheer curtains and the decor accessories. 

We both left in love with this project, even my brother wanted to ask if he could just buy the apartment the way it was, with the same materials and furniture. Sadly, they don’t accept pets so we kept on looking for other apartments. 

The second project we visited was about a 6-plex, where there was no showroom. It was possible to visit the empty apartments that were still under construction. It was to your own imagination to see what can you fit inside and how they will look like. It was nice because it was new but it didn’t leave us with any better impression than that.

Some of the reasons of why home-staging:

  • Increasing the value of your home, so it’s an investment.
  • Selling the house in less time than usual.
  • Leaving a first good impression, to be remembered.

So if you are looking forward to selling your home, here some home-staging tips:

  • Keep it very clean. People perceive spaces from their senses, so an illuminated, good smelling and calm house will make a future buyer. Add some accessories.

  • Pick the right bright-neutral colors. Mostly paint all of your walls white or grey and add small touches of darker-neutral colors in wallpaper if possible.

  • Keep it very organized. It’s true we don’t live in a showroom, but it’s good to make the best impressions for the possible buyers.

  • Even when we love our pets, they aren’t for everyone. Some people are allergic, afraid, or they simply don’t like them. When showing your home, make sure your pets are not around in that moment.

  • Try keeping the most of your things in the closets or drawers and outside just what’s part of the decoration. A living room with a coffee table with just a centerpiece is more appealing than a table full of books, glasses and other things we normally use in our daily basis.
